What happened

The ruling
The Landlord's application for eviction of the Tenant is denied on the condition that the Tenant makes the following payments to the Landlord: $223.19 on or before January 15, 2021; $223.19 on or before January 25, 2021; $223.19 on or before February 15, 2021; $223.19 on or before March 15, 2021; $190.00 on April 15, 2021; the rent for December 2020 on December 31, 2020; and the rent for January 2021 to April 2021 in full and on or before the first of each corresponding month. If the Tenant fails to make any of these payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant, and for the payment of any new arrears of rent and NSF charges.
