What happened
Landlord applied to terminate the tenancy and evict Tenant due to non-payment of rent. The Tenant did not void the N4 notice by paying the arrears.
The ruling
The tenancy is terminated effective July 31, 2024. The Tenant must pay the Landlord $9,186 for rent arrears and application costs by August 15, 2024. If the Tenant does not pay, they will owe interest at 7% annually on the outstanding balance starting August 16, 2024. The Tenant must also pay $49.32 per day in compensation for use of the unit starting August 1, 2024 until they vacate. If the unit is not vacated by July 31, 2024, the Landlord can file the order with the Sheriff to enforce the eviction starting August 1, 2024.
