What happened
Landlords applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Tenant was in possession of the rental unit and owed $6,500 in rent arrears as of March 31, 2021. The Landlords had served a valid Notice of Termination effective September 28, 2020 due to the rent arrears.
The ruling
The Landlords' application for eviction is denied on the condition that the Tenant pays $2,500 on April 15, 2021, $300 per month from May 2021 to May 2022, and the remaining $286 on June 20, 2022. The Tenant must also pay the monthly rent in full and on time during this period. If the Tenant fails to make any of the required payments, the Landlords may apply for an order terminating the tenancy and evicting the Tenant.
