What happened

Landlord applied for an order to terminate the tenancy and evict Tenant because the Landlord requires possession of the rental unit for the purpose of residential occupation. The Landlord also claimed compensation for each day the Tenant remained in the unit after the termination date.

The ruling

The tenancy is terminated as of September 30, 2021, and the Tenant must move out of the rental unit on or before July 31, 2021. The Landlord shall pay the Tenant compensation equal to one month's rent in the amount of $2,100.00 by e-transfer on or before May 3, 2021, to replace the original e-transfer declined by the Tenant in August 2020.
