What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.

The ruling

The Tenants shall pay the Landlord $1,900.58 in arrears and costs as follows: $500 by August 18, 2021, $500 by September 18, 2021, $500 by October 18, 2021, and $400.58 by November 18, 2021. The Tenants shall also pay the Landlord rent owing for July 2021 by August 1, 2021, and rent for August 2021 to November 2021 by the first of each month. If the Tenants fail to make any one of the payments, the outstanding balance shall become immediately due and owing, and the Landlord may apply to the Board for an order terminating the tenancy and evicting the Tenants.
