What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to Tenant, another occupant, or someone Tenant permitted, wilfully or negligently causing undue damage to the premises, and substantially interfering with the reasonable enjoyment or lawful right, privilege or interest of the Landlord or another tenant.

The ruling

The tenancy is terminated effective February 13, 2022. The Tenant must move out by that date and pay the Landlord $2,871.86 for the cost of repairing the damage, $3,513.10 for compensation for use of the unit from July 3, 2021 to February 2, 2022, and $16.34 per day for compensation for use of the unit from February 3, 2022 until the Tenant moves out. The Tenant must also pay the $186 application fee. If the Tenant does not pay the full amount by February 13, 2022, the Tenant will owe interest at 2% annually on the outstanding balance.
