The ruling

The Landlord's application for eviction of the Tenant is denied on the condition that the Tenant pays the outstanding amount of $1,239.00 in installments by the specified due dates, and also pays the rent for the months of August 2021 up to and including July 2023 in full, on or before the first day of each corresponding month. If the Tenant fails to make any of the payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant, and for the payment of any new arrears of rent.
