What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.

The ruling

The tenant is ordered to pay the landlord $1,145.90, which represents the arrears of rent up to December 31, 2020 and the application filing fee. The tenant can pay the arrears in installments of $25 per month starting in January 2021 until paid in full, and must also pay the monthly rent when due starting January 1, 2021. If the tenant fails to make the payments as ordered, the landlord may apply to terminate the tenancy and evict the tenant.
