What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent, persistent late payment, and substantial interference with the landlord's reasonable enjoyment. The Tenant was not present at the hearing, and the application was heard based on the Landlord's evidence.
The ruling
The tenancy is terminated as of July 4, 2022, the date the Tenant moved out of the rental unit. The Tenant is ordered to pay the Landlord $15,822.80, which includes rent arrears up to the move-out date and the cost of filing the application, minus the rent deposit and interest on the deposit. If the Tenant does not pay the full amount by August 30, 2022, the Tenant will start to owe interest at 3% annually on the outstanding balance.
