What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to comply with a condition specified in a previous order, which required the Tenant to keep her dogs on leash when outside the rental unit. The Tenant disputed the application, claiming she only allows her dogs off leash when they are outside to pee or when her hands are full. However, multiple witnesses testified that they have consistently seen the dogs off leash, and the Landlord provided photographic evidence to support this.
The ruling
The Tenant's motion to set aside the previous order SOL-16437-20, issued on September 3, 2020, was denied. The stay of that order was lifted immediately.
