What happened

Landlords applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears.

The ruling

The Tenant shall pay to the Landlord $575.30, which represents the amount of rent owing up to April 30, 2021 and the cost of filing the application. The Tenant shall pay this amount owing and rent that comes due according to the payment schedule set out in the order. If the Tenant fails to make any one of the payments, the outstanding balance shall become immediately due and owing and the Landlord may apply to the Board for an order terminating the tenancy and evicting the Tenant.
