What happened
Landlords applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant had not paid the total rent owed for the period from January 1, 2020 to November 30, 2020.
The ruling
The tenancy is terminated effective March 28, 2021. The Tenant must pay the Landlords $18,098.33 in rent arrears and compensation, plus $175 in application fees, and $40.87 per day in compensation starting March 18, 2021 until the Tenant vacates. If the Tenant pays $18,820 on or before March 28, 2021, the eviction order will be void and the Tenant can remain in the unit. If the unit is not vacated by March 28, 2021, the Landlords can file the order with the Sheriff to enforce the eviction.
