What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears.
The ruling
The Tenant shall pay the Landlord $2,969.03 for rent arrears and the application fee in four installments by specific dates. The Tenant shall also pay the full rent owing for the months of November 2018 to February 2019 by the first day of each corresponding month. If the Tenant fails to make any one of the payments, the outstanding balance shall become immediately due and owing, and the Landlord may apply to the Board for an order terminating the tenancy and evicting the Tenant.
