What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to non-payment of rent. The Landlord served a valid N4 Notice, which the Tenants did not void by paying the arrears. The Tenants were still in possession of the rental unit at the time of the hearing.
The ruling
The Board ordered a repayment plan for the Tenants to pay $2,156.00 in arrears and costs over 22 monthly installments. The Tenants must also pay new rent on time from April 2023 to March 2024 or until arrears are paid in full. If the Tenants fail to make any payment, the Landlord may apply for eviction within 30 days of the breach.
