What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.

The ruling

The Tenant shall pay to the Landlord arrears to January 31, 2021 in the amount of $2,900.00, and $186.00 for the cost of filing the application, for a total of $3,086.00. If the Tenant fails to pay the amount outstanding by February 4, 2021, the Tenant will start to owe interest on the unpaid balance at 2% per annum starting February 5, 2021.
