What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.
The ruling
The tenancy is terminated effective August 15, 2020. The Tenant must pay the Landlord $2,424.32 in rent arrears and NSF charges, as well as $26.30 per day in compensation for use of the unit from December 1, 2019 until the move-out date. The Tenant must also pay the $175 application fee. If the full amount is not paid by August 15, 2020, the Tenant will owe interest and the Landlord can file the order for enforcement.
