What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to the Landlord's requirement of the rental unit for personal use. The Landlord served a valid N12 notice, and the technical requirements for granting the application under section 48 of the Residential Tenancies Act were met.

The ruling

The tenancy is terminated as of April 30, 2022. The Tenant must move out of the rental unit on or before April 30, 2022. If the unit is not vacated by that date, the Landlord may file the order with the Court Enforcement Office (Sheriff) to enforce the eviction starting May 1, 2022.
