What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to serious impairment of safety and wilful undue damage. The Landlord alleged the Tenant left the stove element turned on and placed a burning book on another tenant's window sill, creating a real risk of fire and serious safety impairment.

The ruling

The tenancy was terminated effective March 20, 2021, the date the Tenant vacated the unit. The Tenant is ordered to pay the Landlord $2,966.37 for use of the unit from August 22, 2020 to March 20, 2021, less the rent deposit and interest. The Tenant is also ordered to pay the $186 application fee.
