What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Tenant said she had financial difficulties due to the COVID-19 pandemic and was looking for an alternative place to live.
The ruling
The tenancy is terminated effective January 31, 2021. The Tenant must pay the Landlord $19,111.60, which includes rent arrears up to January 13, 2021 and the cost of filing the application, minus the rent deposit and interest on the deposit. The Tenant must also pay $75.62 per day for compensation for use of the unit starting January 14, 2021 until the Tenant moves out. If the Tenant pays $23,175.00 on or before January 31, 2021, the eviction order will be void and the tenancy will continue.
