What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant had vacated the rental unit in November 2021 but later returned, believing he had been evicted.
The ruling
The Tenant shall pay the Landlord $8,674 for rent arrears and current rent by October 1, 2022. If the Tenant fails to make the required payments, the Landlord may apply for an order to terminate the tenancy and evict the Tenant.
