What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Tenant did not attend the hearing despite proper service of notice. The Landlord served a valid N4 Notice, which the Tenant did not void by paying the arrears.

The ruling

The tenancy is terminated unless the Tenant voids the order by paying $5,078.29 on or before October 15, 2022. If not voided, the Tenant must move out by October 15, 2022, and pay $3,109.47 plus $16.10 per day from August 3, 2022, until vacating. The Landlord may file for eviction enforcement starting October 16, 2022, if the unit is not vacated.
