What happened
The Landlord applied for rent arrears after the Tenants vacated the rental unit. The Tenants had provided a notice to terminate on June 19, 2025, for a move-out date of July 31, 2025, which did not meet the required 60-day notice period for a month-to-month tenancy. Outside of the hearing, the parties reached an agreement on an eight-month payment plan to resolve the arrears. The Landlord also claimed NSF charges which were denied due to lack of evidence that the payment was a cheque.
The ruling
The Tenants are ordered to pay the Landlord $1,603.33 in rent arrears and application costs, after accounting for the rent deposit and interest. This amount is to be paid in eight monthly installments of $200.42 (with the final payment being $200.39) starting November 1, 2025. If any payment is missed, the full balance becomes due with 4% annual interest.
