What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to the Tenant's repeated failure to prepare the rental unit for pest control treatment, which substantially interfered with other tenants and the Landlord's reasonable enjoyment. The Landlord also claimed compensation for each day the Tenant remained in the unit after the termination date.
The ruling
The tenancy is terminated effective May 30, 2023. The Tenant must move out of the rental unit on or before May 30, 2023. If the unit is not vacated by that date, the Landlord may file the order with the Court Enforcement Office (Sheriff) to enforce the eviction. The Tenant must pay the Landlord $9,629.33, which includes compensation for use and occupation of the unit, less the rent deposit and interest, as well as the application filing fee. If the Tenant does not pay the full amount by May 30, 2023, the Tenant will owe interest on the outstanding balance.
