What happened

The Landlord applied for the termination of the tenancy and eviction of the Tenants due to significant rent arrears. Tenant 1 attended the hearing and argued that he should only be responsible for half of the rent, claiming he had paid his portion while Tenant 2 had not. Tenant 1 also attempted to raise maintenance and harassment issues at the hearing without prior notice or evidence. The Landlord sought full payment of arrears and possession of the unit.

The ruling

The tenancy is terminated effective July 13, 2025, unless the Tenants pay $22,035.00 to void the order. If they do not pay and do not move out, the Landlord can enforce the eviction through the Sheriff on or after July 14, 2025. If the tenancy is terminated, the Tenants are ordered to pay the Landlord $16,857.17 for arrears and filing fees, plus daily compensation of $79.86 from June 26, 2025, until they vacate.
