What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.

The ruling

The tenancy is terminated effective January 2, 2015, unless the Tenant pays the full amount owing by December 26, 2014 or January 2, 2015 to void the order. The Tenant must pay $1,637.15 plus $36.50 per day starting December 16, 2014. The Landlord may file the order with the Sheriff for enforcement if the unit is not vacated by January 2, 2015.
