What happened

The Landlord applied to terminate the tenancy and evict the Tenants due to non-payment of rent. Despite receiving a valid N4 notice, the Tenants failed to pay the arrears and did not attend the hearing. The Landlord sought the standard eviction order and payment of the remaining balance after applying the last month's rent deposit and interest.

The ruling

The tenancy is terminated effective August 31, 2025, unless the Tenants pay $5,754.25 to void the order. If the Tenants do not void the order, they must move out by the termination date and pay the Landlord $1,828.57, plus daily compensation of $62.17 from August 1, 2025, until they vacate.
