What happened
The Landlord, a corporation, applied to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant was served an N4 notice but did not void it by paying the arrears. The Tenant did not attend the scheduled videoconference hearing, so the hearing proceeded based solely on the Landlord's evidence. The ruling
The tenancy is terminated unless the Tenant voids the order by paying the arrears. The Tenant can pay $5,936.00 by May 31, 2025, or $7,186.00 by June 3, 2025, to continue the tenancy. If payment is not made, the Tenant must vacate by June 3, 2025. If the tenancy is terminated, the Tenant is ordered to pay the Landlord $3,976.38 for arrears up to the hearing date and the application fee, less the rent deposit and interest. Additionally, the Tenant must pay $41.10 per day from May 15, 2025, until vacating.
