What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to the Tenant's failure to properly prepare the rental unit for pest control treatment, and the Tenant's alleged behavior that substantially interfered with the reasonable enjoyment of the Landlord or another Tenant.

The ruling

The Landlord's application for termination of the tenancy is denied, and the tenancy shall continue so long as the Tenant complies with the following conditions: 1) Upon proper Notice by the Landlord, the Tenant shall properly prepare the rental unit for pest control treatment and permit the treatment to occur; and 2) For 6 months, the Tenant shall not engage in or exhibit hostile, aggressive, or loud behavior towards any person in the rental unit or within the residential complex. If the Tenant fails to comply with these conditions, the Landlord may apply to the Board for an order terminating the tenancy and evicting the Tenant.
