What happened
The Landlord applied to evict the Tenant for non-payment of rent. The Tenant attended the hearing, disputing the lawful rent amount and raising maintenance issues. The Board confirmed the lawful rent was correct due to two previous Above-Guideline Increase (AGI) orders. The Tenant's maintenance issues were dismissed on procedural grounds. The ruling
The tenancy is not terminated. The Tenant is ordered to pay the Landlord a total of $940.90, covering rent arrears up to April 30, 2025, and the application fee. This amount must be paid in monthly installments as per a set schedule, starting May 20, 2025. The Tenant must also pay her regular monthly rent in full and on time. If the Tenant fails to comply with any part of this payment plan, the Landlord can apply to the LTB for an eviction order without further notice to the Tenant.
