What happened

The Landlord applied for termination of the tenancy and an order for rent arrears after the Tenant failed to pay rent. The Tenant alleged he was illegally evicted on July 12, 2025, and attempted to raise issues under Section 82 of the Act. However, because the Tenant did not provide disclosure to the Landlord as required by LTB rules, the Adjudicator denied the request to hear those issues in this proceeding. The parties agreed the Tenant moved out on July 12, 2025.

The ruling

The tenancy is terminated effective July 12, 2025. The Tenant is ordered to pay the Landlord $779.77 by October 10, 2025. This balance accounts for rent arrears and the filing fee, minus the last month's rent deposit, accrued interest, and a $200.00 security deposit.
