What happened

Landlord applied for an order for compensation for out of pocket expenses, for damages to the unit caused by the wilful act of the Tenant or former Tenant, another occupant of the rental unit or a person permitted in the residential complex by the Tenant or former Tenant, and also for a month's rent for the Tenant's failure to terminate the lease in accordance with the Residential Tenancies Act, 2006.

The Landlord proved the allegations in the L10 application on a balance of probabilities. The Former Tenant is ordered to pay the Landlord $12,426.65, which includes the cost of filing the application, one month's rent, and the costs incurred by the Landlord to repair the damages to the rental unit caused by the Former Tenant.
