What happened

The Landlord applied for an order requiring the Former Tenant to pay for reasonable out-of-pocket costs incurred to repair or replace undue damage to the rental unit. The damage was alleged to have been caused willfully or negligently by the Former Tenant during a long-term tenancy that ended in August 2024. The unit was left in a state of extreme neglect, including smoke damage, missing fixtures, and carpets so soiled they could not be cleaned.

The ruling

The Former Tenant is ordered to pay the Landlord $13,549.61, covering $13,363.61 in damages and $186.00 for the application fee. This amount must be paid by November 18, 2025, after which interest at 4% per annum will apply to any outstanding balance.
