What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to the Tenant's substantial interference with the reasonable enjoyment or lawful right, privilege or interest of the Landlord or another tenant, and the Tenant's persistent late payment of rent.

The ruling

The Landlord's application was granted in part. The Tenant voided the N5 notice of termination, except for failing to provide proof of tenant liability insurance. The Tenant was ordered to provide proof of insurance by May 31, 2024 and pay rent on time for the period of June 1, 2024 to May 1, 2025. If the Tenant fails to comply with these conditions, the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
