What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant attended the hearing and explained that the rent arrears accumulated due to unexpected expenses related to being the primary caregiver for her mother with epilepsy. The Tenant proposed a repayment plan, which the Landlord's representative rejected due to the significant amount of arrears. The Tenant requested a delay in eviction if granted.
The ruling
The tenancy is terminated unless the Tenant voids the order by paying the arrears. The Tenant can pay $10,489.07 by April 30, 2025, or $12,230.50 by May 31, 2025, to continue the tenancy. If the Tenant fails to pay, she must move out by May 31, 2025, and owes the Landlord $6,386.14 plus daily compensation from March 20, 2025. The adjudicator delayed the eviction to provide the Tenant additional time to find new housing due to her personal circumstances.
