What happened
The Landlord sought termination and eviction due to non-payment of rent. The Tenant had not paid rent since the start of the tenancy in November 2024. The Tenant raised various Section 82 issues including maintenance, harassment, and utility problems, most of which were dismissed or were already part of a separate application. The Board found the arrears to be substantial ($20,652.93 at the time of hearing) and denied relief from eviction.
The ruling
The tenancy is terminated effective May 27, 2025, unless the Tenant voids the order by paying $23,391.00. If the Tenant does not void the order, they are ordered to pay the Landlord $20,838.93 for arrears and filing fees, plus daily compensation of $108.99 from May 8, 2025, until they vacate.
