What happened
The Landlord applied for the termination of the tenancy and eviction of the Tenants due to non-payment of rent. The Tenants had received a valid N4 notice but failed to void it before the application was filed. The ruling
The tenancy is terminated effective November 30, 2025, unless the Tenants pay $4,896.00 to void the order. If the Tenants fail to pay and do not vacate, the Landlord can enforce the eviction through the Sheriff on or after December 1, 2025. If the tenancy is terminated, the Tenants are ordered to pay the Landlord $446.00, which accounts for arrears, fees, and NSF charges minus the rent deposit and interest.
