What happened

The Landlord applied for compensation after the Tenants terminated a fixed-term lease early. The Landlord sought unpaid rent for months the unit was vacant, the rent shortfall for the remainder of the term after re-rental at a lower price, unpaid utility costs, and expenses for junk removal. The Tenants contested the existence of a binding two-year lease because they had not signed the physical document.

The ruling

The Former Tenants are ordered to pay the Landlord $19,711.73 by November 23, 2025. This amount accounts for unpaid rent and compensation for the rent shortfall following an early lease break, plus utility costs and junk removal expenses, minus the last month's rent deposit and accrued interest. The Board confirmed that the tenants were bound by a fixed two-year term regardless of a missing signature on the standard lease.
