What happened
The Landlord applied to terminate the tenancy and evict the Tenant for non-payment of rent in a mobile home park. The central dispute involved whether property taxes for the lot and water/sewage testing fees could be included as 'rent' in an N4 notice. The LTB found the underlying N4 Notice of Termination invalid due to the inclusion of water and sewage testing fees (which are not rent) and for failing to provide the mandatory 14-day notice period required when serving notice by mail.
